Originally appointed to explore the potential for a rooftop extension, HYLO undertook a wider analysis of the site and identified significant additional capacity. We secured planning consent for the comprehensive redevelopment of an existing three-storey apartment building and then to the rear of the site in South Woodford.

Beyond the rooftop extension, we established the opportunity for a lateral expansion and, following a change in local planning policy then secured consent for three new courtyard houses to the rear of the site.

The revised scheme effectively triples the site’s original housing potential, delivering a mix of high-quality homes arranged around generous communal amenity space.

Through early and continued dialogue with the London Borough of Redbridge planning team, the scheme evolved to address concerns relating to access, scale and massing. The final proposal responses contextually to neighbouring properties while optimising the site’s footprint and improving the overall quality of the development.

The development is designed as car-free, prioritising landscape, shared external space and a pedestrian-friendly environment for residents.

The site is being developed for a private client whose family have been involved in the property since the 1960s, reflecting a long-term commitment to the area and its continued evolution.
