UPSHIRE HALL / Epping Forest, Essex / Barns & Stables
Within the curtilage of Upshire Hall, a Grade II* listed 18th-century Georgian mansion, we secured Listed Building Consent for the conversion of vacant barns and stables into three holiday cottages.
The existing buildings comprised of timber-framed and brick structures, including an early 18th-century perimeter wall later integrated into the brick stable range. Our approach was to work with this historic fabric rather than impose upon it — retaining and exposing original timber frames and masonry wherever possible to celebrate the agricultural character of the ensemble.
The design carefully preserves the privacy and setting of the principal house, while establishing a discreet and legible arrival sequence for guests. Access, parking and framed views were devised to ensure the holiday accommodation sits comfortably within the wider estate, maintaining a clear hierarchy between the main residence and the converted outbuildings.
Sustainability formed a key part of the brief. In collaboration with the client, contractor and conservation officer, we developed detailing for the use of mass hemp insulation — a breathable, low-carbon material appropriate to the performance and conservation requirements of historic fabric. This strategy was successfully agreed, enabling the discharge of all pre-commencement conditions.
